Purchasing process

Foreigners have the right to own property in Brazil.  When acquiring a home in the country one must get a so-called CPF (Cadastro de Pessoas Fisicas) which is a registration number that functions as a civic number for the individual in Brazil.  The CPF can be acquired at some post offices or at Banco de Brasil. 

As is the case in most countries abroad one needs a solicitor when purchasing property.  The documents the purchaser needs are passport copies and a registration document from the Swedish tax authority showing the indivudual's civic number.  The solicitor examines the background of the villa or apartment (does the property have, for example, debts?) and the tax value of the property (this makes the basis for fees/taxes).

The document which finally gives the new owner the right to full ownership of the property is Escritura Publica, a type of ownership document, which is registered at the Brazilian authorities.

It is relatively easy to get a residence permit in Brazil.  EU citizens are automatically entitled to 180 days a year in the country.

Costs

The cost for the CPF is low, around €3. 

Solicitor's fees are around 3% of the purchase value of the property and should be agreed at the first meeting.

For transfer tax (ITBI), registration fees and some other fees one should expect costs of up to 5% extra.
